The City of Leon Valley initially proposed implementation of a Property Maintenance Code Ordinance in December 2011. If enacted as written, this ordinance would significantly infringe on the private property rights of those who live there, while also imposing potential fines on those working to facilitate property transactions within this city’s boundaries if properties are found to be in non-compliance with these new rules.

Inner City TIRZ Request for Proposal Has Been Officially Released PDF Print Email

The City of San Antonio has issued a Request for Proposals (RFP) for the Inner City Tax Increment Reinvestment Zone (TIRZ), Number 11 Development Projects.  The Inner City TIRZ and its Board of Directors were created by the City Council in 2000 to support development, redevelopment, revitalization and public infrastructure improvements within a 3.9-square mile area adjacent to downtown San Antonio. This RFP seeks catalyst projects that will 1) generate TIRZ Fund revenue, 2) implement the goals of previous planning studies which incorporate parcels from the Inner City TIRZ, and 3) meet the special development use patterns in compliance with the current 2008 TIF Manual adopted by the City Council on October 16, 2008.

TREC Announces New Versions of all TREC Forms PDF Print Email

The Texas Real Estate Commission has adopted new versions of all its forms. The new forms are required to be used starting March 1, 2012. However, there are two situations where a seller needs to be using the updated sales contracts immediately: a seller in a subdivision with a mandatory HOA, and a seller with a property that has a private transfer-fee obligation. Even though using the updated TREC forms isn't mandatory until March 1, the revised versions contain notices related to those two situations that have been required since Jan. 1, 2012. Until zipForm updates its library—likely in mid-February—you can download blank versions of these forms at TREC's Web site and TexasRealtors.com.

The rest of the TREC forms were revised in order to update the commission's Web site and phone number. You can see a list of all the changes at TexasRealtors.com - pdf.

The Texas Association of REALTORS® has revised property-management forms 2001, 2003, 2006, 2009, 2201, and 2212. These leasing and property-management forms have an effective date of Jan. 1, 2012, but it's OK to use previous versions until zipForm has updated them. Year-to-Date Real Estate Numbers Proves San Antonio’s Stability

San Antonio, TX – January 17, 2011 – The December 2011 Multiple Listing Service report by the San Antonio Board of REALTORS® (SABOR), shows that the year-to-date average price for single-family residential homes remained consistent throughout the end of the year, finishing strong at $185,516, a 0% change from 2010.
