In 2000 the NAR Board of Directors created a policy that allows Multiple Listing Service participants to display the listings of other participants on their Web sites. In other words, brokers can now post listing information from their local MLS on their own Web site—with some limitations. The result is IDX - Internet Data Exchange.
Agent and Broker members of SABOR may display MLS information on their websites in the form of IDX data. IDX data may be displayed through one of two services.
The simpler method is to link to the IDX database that was built for SABOR by Realtor.com. This database is searchable and is free of charge. This link/site can be found here. Members also have the option of linking to our Public Website at http://realestate.sabor.com/.
Although these sites are not modifiable, members can make their contact information visible by placing the site in a "framed page." This will keep the individual member's information visible as the user browses through the site. Although SABOR does not offer a framing service, most web services do - see your technical consultant.
The second available service is to allow access to the raw IDX data. The raw data may be used to create a custom database of the member's own design. Under this service, the member (or his web developer) may design, create, and modify a database program of his own specifications - within the MLS Rules & Regulations (IDX is section 18). The access fee for programmers/developers is $350 per quarter. The access fee for brokers who do their own programming is $150 per quarter. Answers to many programmers' questions may be found in this Word Doc. The required forms are described below.
- The Vendor Agreement (WordDOC format) - This agreement must be filled out and signed by the principal officer of the company that is building the website for the SABOR Agent/Broker member.
- The Broker Agreement (WordDOC format) - This agreement must be filled out and signed by the Designated Broker of the requesting member and must also signed by the requesting Agent (if any).
